Q: Can you hold a place before I apply?
A: Unfortunately we cannot hold a place before you apply. You must apply
for the property in which you want and once you are approved we can only
hold the property for 2 weeks with the deposit paid.

Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: You will pay your security deposit once you are approved. This must be
paid in money order or cashier check within 24 hours. We require first
months rent plus any additional fees (pet application fees etc).

Q: How old do you have to be to apply?
A: Each person living in the home over the age of 18 must fill out an
application and be approved in order to be considered.

Q: Is the deposit refundable?
A: The deposit is 100% refundable provided there is no outstanding rent
or fees due and the move out inspection is satisfactory.

Q: Who needs a cosigner?
A: This is on a as needed basis if owner of property approves.

Q: You have a property I want to rent. How do I apply?
A: Please contact us and we can email you an application.
You are able to fill it out online and pay for it online as well.

Q: How do I pay rent?
A: You will pay rent through your online tenant portal.

Q: I want to get a pet. What do I do?
A: You will need to check with us before getting a pet and see if the
owner will allow you to have a pet, we will need to know age, breed.
A pet application will need to be filled out along with a photo of the
pet as well.

Q: I want to move out, but my roommate wants to stay. What do I do?
A: Contact our office, there are forms that need to be filled out for each of you.

Q: My lease expiration is coming and I want to move out. What do I do?
A: You will need to give us 30 days notice and fill out
a notice to vacate which is on our website.

Q: Who is responsible for paying for repairs & maintenance requests?
A: The owner will be responsible for normal wear and tear items. The tenant
will be responsible for any excessive wear and tear, negligence, and damage
caused by tenant/guest. The tenant will also be responsible for all minor
items such as but not limited to changing of the air filter monthly,
changing light bulbs, keeping HVAC condensation drain line clear,
draining and priming of lawn pump, resetting tripped breakers/GFI outlets, etc.
